Some landlords will let their property rented without a written agreement. Maybe because they are not educated about the leasing procedures, the tenants are their friends or family.  Whatever that reason is, landlords should have a lease agreement form. Mostly, when a tenant is looking for a place to reside in, he is so excited in taking it especially for the first timer.  They usually look on the outside appearance of the place and later, tenant found out that everything was not just like before.  Tenant doesn't take time to talked or listened to the lease conditions.  Problems occur in this kind of situation and that is why landlord and tenant should always have a lease agreement form. After the tenant was disappointed, landlord will probably get complains about the property.  If there are things tenants questioned or complain about, just look at the written lease agreement form which explains the conditions of the landlord for clarifications. Landlords have their written lease agreement form because they want everything will be clear for the tenants.  They will set such rules and regulations that are implemented to the premises that every tenant should follow such as 'No parties at night', 'No playing loud music at night'.  These rules are implemented to prevent property damage and problems within the area.  Every restricted illegal activity should be stated very clearly to the lease agreement form. Lastly, and likely most essential, a written lease agreement form should let both landlord and tenant what to expect when either of the two party has to end the lease agreement.  If the tenant misses to pay the rent or being troublesome, the lease agreement will indicate when and how the landlord can discontinue the arrangement and start the termination process if needed.  If the tenant has to vacate the premises in an earlier date, the lease agreement should states what things should pay to be able to move on.  Sometimes, the landlord may also indicate a specification in the contract to discontinue the lease agreement at any time if a problem or any other reason come up that may oblige him or her to reclaim of the property.
